世邦魏理仕料本港下半年核心區街鋪租金升最多5%
世邦魏理仕最新報告指,在環球不利因素眾多的陰霾下,本港今年上半年租賃勢頭和投資活動有所減弱。
世邦魏理仕香港顧問及交易服務-商舖部資深董事兼主管溫運強稱,零售市場逐步復甦,本地消費已恢復至2019年的水平。入境旅客已達到2019年經濟下行前水平的一半,旅客消費復甦速度較慢。整體而言,零售商在上半年顯著走強。雖然藥店、畫廊及部份連鎖餐飲集團正尋求快速擴張的機會 ,但奢侈品牌仍然基本保持謹慎態度,他們需要時間進一步觀察中國大陸旅客最新的消費模式,及後考慮租賃活動,預計今年下半年核心區街鋪租金將進一步上升3至5%。
世邦魏理仕香港區研究部主管陳錦平認為,消費券可令民生商舖受惠,又預計下半年的訪港旅客人數會較上半年理想,雖然未必能快速回復到疫情前的水平,但仍期望可帶動零售市場。
陳錦平又相信下半年整體經濟會比上半年理想,因為本港整個下半年都可受惠於通關,加上預期下半年內地經濟復甦,都會帶動本港經濟。
世邦魏理仕香港顧問及交易服務-工業及物流部執行董事兼主管黎尚文表示,由於香港需求疲軟及空間供應緊張,工業租賃市場平靜。數據中心等特定行業支持了租賃活動。雖然空置率低一般會推高租金,但由於需求低迷令業主較為靈活,租金持平向穩。展望未來,香港機場全新高端物流中心落成預計可增加優質倉庫空間供應。
世邦魏理仕香港資本市場部執行董事兼主管甄浚岷指,由於高利率、信貸條件收緊和再融資需求增加等不確定性,機構投資者持謹慎態度。上半年投資額大幅下降,平均交易規模僅為5億元,反映投資者規避風險。香港在亞洲具策略性、獨特的定位及市場更為合理的資產價值,相信一旦利率回落 ,香港商業地產市場將出現反彈。
甄浚岷表示,政府放寬投資物業的按揭成數一定有利於投資市場,將會令投資者更快做決定,但主要是幫助到1至2億元的細碼成交。
