《大行報告》花旗:金管局放寬自用住宅物業最高按揭成數對需求影響微 惟可能增加銀行按揭貸款風險溢價

花旗發表研報指,香港金管局日前宣布放寬價格在1,500萬元以下自用住宅物業最高按揭成數至七成,預期是次放寬按揭成數對香港樓市情緒的影響甚微,因為在原先規定下,1,200萬元及1,000萬元以下自住物業最高按揭成數已達到八成及九成,而1,200萬元以上物業交易量僅佔總成交12%。 該行指出,金管局於去年2月放寬1,200萬元以下住宅按揭成數要求,但措施未能重振樓市氣氛,因此預期今次影響會更小。 花旗又指,新措施預期對樓市需求增量影響較小,但可能會增加銀行按揭貸款的風險溢價,維持下半年樓價下跌6%的預測。
