多間大行看淡放寬按揭成數效用 惟高盛看好今年樓價升5%
金管局上周五宣布放寬自用住宅物業的按揭成數上限,但分析師認為此舉仍然難以刺激樓市需求,因買家對按揭利率飆升而感到卻步。
花旗分析師Ken Yeung稱,放寬政策對香港提振樓市信心的影響微乎其微,因1,200萬港元以上的自用住宅物業交易僅佔總交易量的12%,而較平價物業的按揭成數已經很高,仍然認為下半年樓價將下跌6%。富瑞分析師Sam Wong則稱,新規不會改變對今年樓價保持穩定的預測,因潛在利率上升將進一步限制買家的置業能力,但大型銀行可能會受惠於按揭貸款強勁增長。
高盛認為,新規可能有助於提高成交量及樓價,並使銀行受惠,將今年本港樓價預測由先前的下跌10%修正為上升5%。
