匯豐環球研究發表報告指,本港整體寫字樓租金連續第五個季度下降,今年次季中環的寫字樓租務表現亦不理想,兩者的租金至年初至今分別下跌2.1%及2.6%。該行相信,對寫字樓市場的悲觀情緒已經接近高峰,但供需失衡等基本面因素或會繼續影響相關發展商的股價。該行料今年寫字樓租金將按年下降5至7%。 該行提到,香港寫字樓的租賃需求主要來自於金融機構和跨國企業,惟其中許多企業已宣布裁員,並正在考慮縮小規模以節省成本。香港金融活動低迷以及向靈活工作制的轉變應會導致工作空間需求下降,從而拖累復甦。 比起經營寫字樓租賃業務的地產商,該行更看好經營零售業務的發展商,予九龍倉置業(01997.HK)「買入」評級,目標價由53元下調至50.1元,同時,予香港置地及冠君產業信託(02778.HK)「減持」評級,當中冠君產業信託目標價由2.4元降至2.3元。
