廣州市潤合諮詢有限公司斥約45.05億元人民幣(下同)投得廣州天河區岐山路AT1010008、AT1010010地皮,每平方米樓面地價約為22,828元(未扣除配建)。 據企查查信息,廣州市潤合諮詢有限公司的股東是華潤置地(01109.HK)、南沙交投和廣州城投發展,持股分別70%、20%及10%,註冊資本90億元。 據內媒《觀點新媒體》報道,該地皮位於天河、黃埔交界附近,屬於二類居住用地、二類居住用地兼容公交場站用地,宗地面積111,438.88平方米,計容面積約197,338平方米,掛牌起始價45.05億元,起拍樓面價約22,828萬/平(未扣除配建),需配建中小學、建設金額為30億元的廣州市重點工程以及建設市政道路用地、綠地用地。 據了解,該地皮原本主要用作工業、物流用途,去年通過「政府收儲與企業自主改造同步進行」方式有效盤活存量用地,原身屬於「吉山村地塊」,但因實際用地面積存在差異而重新起名「岐山路地塊」;未來開發後將會改善當地城市界面,優化道路出行體驗。(ca/u) ~
