《本地樓市》過去周末HENLEY PARK首輪售逾8成單位 十大屋苑中多個錄零成交
過去周末有新盤進行首輪銷售,即日錄逾8成單位成交,發展商隨即加推82伙;亦有樓盤發售優惠單位及推出新示範單位。一手樓市熱度持續,而二手交投則仍然受壓。
一手樓方面,恆地(00012.HK)啟德「HENLEY PARK」上周六(1日)首輪銷售,即日錄得逾8成單位成交。集團隨即加推第3號價單,共82伙單位,平均提價約1%,折實平均呎價為22,163元,價單包括4伙低座地下連花園特色單位,並將首次提供項目共6伙高座向維多利亞港及啟德體育園的一房連衣帽間的單位,又推出開放式戶型。
九龍建業(00034.HK)將軍澳「海茵莊園」於過去周末開放新示範單位,現樓參觀人數超過300人。兩日銷情總和更合共錄得14宗成交,包括開放式及一房單位,套現近6,400萬元,平均呎價18,488元。
二手方面,中原地產十大屋苑過去周末錄得4宗成交,較上周減少55.5%,連續9個周末維持個位數成交,7個屋苑錄得0成交。中原地產亞太區副主席兼住宅部總裁陳永傑表示,最近各區新盤持續減價搶客,二手業主議價空間不大,難以追上新盤的減幅,導致二手交投受壓。
據美聯物業分行統計,下半年首周末十大藍籌屋苑合共錄得約4宗買賣成交,按周下跌約55.6%,創4周新低,並連續9個周末單位數,當中7個屋苑錄「零成交」。而按15大屋苑計算,過去周末錄得約4宗成交,按周減少66.7%。
美聯物業住宅部行政總裁(港澳)布少明表示,雖然美國短期內仍有機會加息,但息口仍將快見頂,財爺表示會在按揭及按保方面「微調」協助換樓人士,有利樓市。剛過去週末啟德區全新盤HENLEY PARK首度登場,銷情理想,但搶去大批二手購買力,二手交投氣氛難免受挫。
