《大行報告》匯豐研究料今明兩年本港樓價分別升8%及4% 偏好新地(00016.HK)及嘉里建設(00683.HK)
匯豐環球研究發表研報指,根據團結香港基金統計及展望,估計年度私人住屋竣工量將從2018至2022年的平均1.82萬伙,增加至2023至2027年的1.9萬伙,預期現時本港政策方向傾向推動樓市健康發展,料將有利於供應前景改善。
近期當局釋出更多放寬按揭限制的消息,匯豐研究預料對有換樓需求的買家有幫助,或令市場偏好從小型單位轉向至中型單位。該行又指,政府加強發展北部都市區,樓市長期供應短缺的問題有望得到逐步緩解,預測中短期私人住宅供應可能會增加,但將趨於穩定。
匯豐研究表示,因新盤銷情有所改善,預測樓價將逐步回升,年初至今已升6.3%,今明兩年預料將分別上升8%及4%。按業務劃分,該行表示更傾向房地產發展商而非零售及寫字樓收租股,首選為新地(00016.HK),看好其盈利增長前景較高,同時亦看好嘉里建設(00683.HK)豪宅項目銷售強勁,同予「買入」評級,目標價分別為122.6及24.4元。
