《本地樓市》NOVO LAND 2A期兩輪銷售沽逾9成可發售單位 二手交投略有改善
過去周末有新盤進行次輪銷售,於周六已沽逾9成可供發售單位,一手氣氛仍然熾熱。二手樓市的整體氣氛則略有改善。
新地(00016.HK)旗下屯門NOVO LAND第2A期於周六次輪銷售223伙,涉開放式至3房,折實價336.09萬至946.81萬元,折實呎價12,779至16,580元。項目日前截收5,199票,超額22倍,平均每23人爭1伙。發展商公布,項目銷情反應熱烈,截至當日下午6時,兩輪銷售合共沽逾370伙,佔可供發售單位逾90%。
另一方面,恆基物業代理營業(一)部總經理林達民表示,恆地(00012.HK)旗下啟德HENLEY PARK將以現樓推出市場較區內的新盤更具優勢,可即買即住及即時放租的關鍵,在市場有一定的吸引力及叫座力。項目現時接獲不少向隅客查詢,很大機會在短時間內開放現樓單位。
二手方面,中原地產十大屋苑過去周末錄得5宗成交,較上周回升66.7%或多2宗,零成交屋苑亦回落至5個。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,美國聯儲局暫緩加息,推動觀望多時的買家加快入市決定,二手交投亦略見起色,但吸引力仍不及新盤,周末新界新盤熱賣,昨日開售成功售出逾8成可售單位,反映市場購買力十足,二手業主或需進一步調整叫價吸客。
美聯物業表示,過去周末十大屋苑合共錄得約5宗買賣成交,按周持平,並繼續在低位反覆橫行;按15大屋苑計算,則錄得約5宗成交,按周減少約37.5%。
美聯物業住宅部行政總裁(港澳)布少明表示,美國暫停加息,雖然聯儲局表明下半年仍有機會加息,但市場憧憬利率即將見頂,對後市有利。不過,新盤持續以低價及貼市價應市,搶去不少二手客源,加上剛過去的周六NOVO LAND 2A期熱賣,可見市場仍見一定購買力,二手市場因而受壓;另外,周日適逢父親節,部分市民外出慶祝,影響二手活動。
綜合利嘉閣地產分行網絡數據,於過去的周末,十大指標屋苑錄5宗二手成交,按周增加1宗或25%,已是近5周以來最多。
利嘉閣地產總裁廖偉強表示,美國聯儲局宣布暫停加息,是次議息結果塵埃落定後,二手市場氣氛略有好轉,買家入市意欲增加,加上一手新盤銷售理想,對二手市場有帶動作用。
