高盛料內地樓市未來數年只會見L型復甦
高盛發表報告,預計內地房地產市場將在未來數年出現L型復甦,因政府似乎決心不將房地產行業用作短期刺激工具,而是希望減少經濟對該行業的依賴。
報告提到,隨著中國人口需求下降、政策重心轉向支持具有戰略意義的重要行業以及住房負擔能力減弱,預計內地樓市將出現多年放緩。
有傳在現有的措施未能支持樓市復甦後,中國正在制定一攬子新措施來支持房地產市場。高盛預計,中國將對新置業人士及換樓人士放寬信貸要求,進一步降低抵押貸款利率及首付比例,並進一步放寬限購令;但不認為政府試圖推動一個樓市上升周期,房地產行業政策的最終目的是要減少國家經濟及財政對行業的依賴,並且會加強公共住房建設,並逐步將房產稅擴大到更多試點城市。
