《內地樓市》官媒文章:內地一線城市房地產限購應適時優化調整
《中國經濟時報》文章指出,內地首季受前期積壓購房需求加速釋放等影響,一線城市房地產成交量顯著回升。但此後,市場回溫動能減弱,4月成交熱度開始回落,進入5月,市場活躍度繼續下滑。業內預計,6月,中央和地方政府有望加快推進穩樓市政策的出台,進一步探索豐富的政策工具箱,以支持居民合理住房需求的釋放,修復市場信心和預期。其中,一線城市房地產限購等限制性政策調整值得關注。
業內認為一些一線、新一線城市採取「一區一策」優化限購等樓市限制性政策,促使非核心區去庫存的同時,又不影響核心區域穩定房價,此舉值得更多城市借鑒。未來,一線城市或將根據房地產交易市場的變化來逐漸調整限購等政策,對於一些住宅市場比較冷、購買力較弱的區域,可能會先放開限購等政策,而對於一些住宅市場購買力較旺的地方,可能會繼續執行限購等政策,以保持具有風向標意義的一線城市房地產市場平穩、健康發展。
此外,中指研究院市場研究總監陳文靜表示,目前一線城市調控政策仍較為嚴格,政策調整空間較大,若政策能夠跟進優化,有望向市場釋放更加積極的信號,有利於穩定市場預期、提振市場信心。從政策空間來看,北京、上海的普宅認定標準仍有待進一步放鬆,降低非普宅的首付比例和稅費,降低合理購房需求的購房成本和購房門檻。
