《本地樓市》經絡:5月現樓按揭按月增逾五成 樓花按揭增45%
根據經絡按揭轉介研究部及土地註冊處最新資料顯示,2023年5月份現樓按揭宗數為7,805宗,較4月份的5,053宗增加2,752宗或54.5%,創九個月新高;而該月的樓花按揭宗數為116宗,較4月份的80宗大增36宗或45%,連升兩個月並創四個月新高。對比去年同期,2023年5月份現樓按揭宗數比去年同期5,781宗增加2,024宗或35%;該月的樓花按揭宗數比去年同期333宗則減少217宗或65.2%。
以首五個月比較,今年首五個月現樓按揭宗數錄得32,045宗,對比去年同期的36,564宗減少12.4%,創近三年的首五個月新低;今年首五個月樓花按揭宗數則為556宗,按年減少78.7%,創近17年的首五個月新低。
經絡按揭轉介首席副總裁曹德明表示,現樓及樓花按揭數字有顯著上升,相信是反映首季成交活躍的情況,惟近月受市場氣氛及加息因素影響,市場購買力進一步放緩,樓市交投轉靜,料未來按揭宗數將有所回落。
現樓銀行市佔率方面,中銀香港(02388.HK)連續四個月排名第一,市佔率為27.4%;匯豐銀行則以市佔率26%排名第二;恆生銀行(00011.HK)以市佔率達18.9%排名第三;中國工商銀行(亞洲)上升1級以市佔率達4.5%排名第四;花旗銀行下跌1級以市佔率達4%排名第五。
樓花銀行市佔率方面,匯豐銀行連續六個月排名第一,市佔率為32.8%;中銀香港以市佔率28.4%排名第二;恆生銀行以市佔率達16.4%排名第三;交通銀行以市佔率達4.3%排名第四、東亞銀行(00023.HK)下跌1級以市佔率達2.6%排名第五。
四大銀行及中小型銀行市佔率的差距擴闊,2023年5月份四大銀行現樓市佔率由上月68.3%上升至74.3%,創28個月的新高。而中小型銀行市佔率則由上月31.7%下跌至25.7%。曹德明表示,各銀行繼續積極爭取按揭業務,而多家大型銀行相繼上調現金回贈吸客,使現金回贈一直創新高,相信將會吸引更多客戶選擇承造按揭,料四大銀行的市佔率仍有上升空間。
