《大行報告》摩通料內地全國性放寬房產市場機會不大 料行業續低迷
摩通發表研究報告指,據中國國家統計局的70個城市價格指數顯示,4月一手住宅價格按月溫和地升了0.32%(3月0.44%),而二手樓價格按月增長放緩;該行對於此並不意外,主要因市場情緒自3月中已開始走弱,並預料即使按月走勢或出現正增長,但5月份房價升趨將進一步減速。
該行指,政策力度關注於價格,並不是數量,因房價影響了本地消費;該行續指,在短期內,內地或會加大放寬地方層面的需求端,但對房產市場作全國性寬鬆機會不大。
隨着銷售和建築數據走弱,該行預料行業續低迷,以及跑輸MSCI中國指數,但會趁低買入具質素的國企股,包括潤地(01109.HK)、中海外(00688.HK)、保利物業(06049.HK)、中海物業(02669.HK)及華潤萬象生活(01209.HK),因看到了真正的復甦。(ca/u)
