《內地樓市》中指院:4月重點百城新房成交面積按月跌兩成左右
中指研究院與克而瑞等機構統計數據顯示,今年首四個月,百強房企銷售總額約2.39萬億元人民幣(下同),按年增長12.8%。4月單月,百強房企銷售額按月下降17.4%,按年上升29.9%。 從市場數據來看,房企銷售額環比的下滑與「小陽春」行情進入尾聲相關。據中指研究院初步統計,今年4月,重點100城新房成交面積按月下降約兩成,在上年同期低基數下按年仍增長超四成。今年首四個月,重點100城商品住宅月均銷售面積按年增長超20%,但絕對規模仍處2015年以來同期低位。 中指院表示,4月前期積壓需求集中釋放後,當前部分重點城市市場活躍度有所下行,導致按月增長有所下降。 克而瑞研究中心指出,在居民收入及就業預期偏弱下,市場進一步恢復的動力不足。隨着各地政策的進一步優化調整及宏觀經濟的穩步修復,今季全國房地產市場有望企穩,但城市間分化行情延續,熱點城市市場活躍度有望保持,但多數城市仍面臨較大調整壓力。
