陳啟宗:香港經濟高峰或已過去 主要國際金融中心角色必須調整
恆隆地產(00101.HK)及恆隆集團(00010.HK)董事長陳啟宗在公司年報中指出,香港經濟可能高峰已過,未來多年或未能再創輝煌,隨著大規模的全球化多少會被區域主義取替,香港以前的主要貿易夥伴有部分在日後對香港的發展不再那麼重要,認為資金隨貿易而流動,香港主要國際金融中心角色亦必須調整,應至少要調整自身以適應新環境,並需要新的增長模式和順應時代的新產業。
他認為,本港應可繼續將挑戰轉化成優勢,首要任務是重回經濟城市的本源,並學會認同中國及內地同胞。展望房地產市場發展,他預期不會太差,當中表現最好估計為豪宅市場,而一般住宅巿場則會變得更商品化,憧憬本港土地短缺問題不久會成為過去,樓價亦將受控。
