深圳控股(00604.HK)2022年度扭虧為盈至20.9億港元,2023年合同銷售目標230億元
格隆匯3月29日丨深圳控股(00604.HK)公佈,截至2022年12月31日止年度,集團實現營業額315.4億港元,較去年下降1.6%;毛利106.9億港元,整體毛利率為33.9%。公司權益股東應占溢利20.9億港元,每股基本盈利為23.43港仙,實現扭虧為盈。如剔除集團所屬投資物業公允價值及金融資產公允價值變動的淨影響,公司權益股東應占溢利31.0億港元。董事會建議以現金方式派發2022年末期股息每股12.00港仙。
合約銷售保持正增長。在重點100城銷售同比降幅接近四成的情況下,集團加強營銷創新和重點項目推售,全年合同銷售金額約192.1億元人民幣(摺合約223.5億港元),較去年上升0.6%,銷售表現遠超同業水平。商辦物業灣中新城、深業上城、智豐大廈及博盈大廈完成大宗交易,成交金額約80億元人民幣(摺合約93億港元);住宅物業深業雲築、松湖雲城、龍灣上府等項目銷售優異,其中頤瑞府項目實現開盤即售罄,成為深圳光明新區區域標杆樓盤。
項目佈局更加理想。集團通過公開競拍、產業勾地、一二級開發聯動的方式成功競得位於上海嘉定區、深圳龍華區、深圳龍崗區、泰州高新區、馬鞍山慈湖高新區的5個地塊,新增土儲約74萬m2,新增貨值超過200億元人民幣。集團堅持深耕高能級城市,夯實資源儲備,優化土儲結構,大灣區土儲面積佔比65%,長三角區域土儲面積佔比上升至15%,集團80%土儲位於中國經濟最發達的兩個區域。
產業地產模式見成效。集團搭建產業空間載體,打造產業核心能力,在長三角地區的上海、江陰、馬鞍山打造高科技產業園,產城生態佈局顯現,為製造業發展提供有力的空間保障。江陰科創園跑通「拿地即開單」模式;馬鞍山科技園廠房面積去化八成,已入住先進製造業企業超過20家。產城創新模式實現招商、利潤雙重產出。
公司表示,得益於前兩年土地資源獲取力度加大,2023年可售貨值充足,集團全年可售貨值超過450億元人民幣,合同銷售目標為230億元人民幣,計劃增長約20%。
