萬科牛頭角舊樓獲批強拍 底價逾4.5億元
據土地審裁處資料顯示,萬科(香港)於2021年申請強拍的牛頭角定富街45至47號華發樓、49至51號安賢樓、53至63號定勝樓3幢舊樓,最新獲土審批出強拍令,底價4.525億元,較申請時底價3.59億元高出26%。
據資料顯示,上述物業佔地7,595平方呎,坐落於住宅(甲類)用地,若重建為商住物業,按最高地積比率為9倍計算,重建樓面約6.84萬方呎,每方呎樓面地價約6,615元。
另外,萬科(香港)早於去年以底價1.415億元統一定富街71至79號業權。若兩個項目合併重建,地盤面積將增加至約1萬平方呎,可建樓面約9萬平方呎。(ca/u)
