綠城中國(03900.HK)2022年度營收增26.8%至1271.53億元,新增貨值達1037億元

格隆匯3月27日丨綠城中國(03900.HK)公佈,截至2022年12月31日止年度,公司取得收入人民幣1,271.53億元,較去年增長26.8%;年內利潤人民幣88.95億元,較去年增長15.7%;股東應占核心淨利潤人民幣64.14億元,較去年增長11.3%;每股基本盈利人民幣1.03元,董事會建議宣派截至2022年12月31日止年度的末期股息每股人民幣0.50元。

年度公司股東應占利潤人民幣27.56億元,較2021年的人民幣44.69億元下降38.3%,主要系1)年度因人民幣貶值計提了匯兑淨損失人民幣13.71億元;2)基於市場環境變化,年度計提非金融資產減值虧損人民幣15.02億元。

2022年度,綠城集團(包括綠城中國控股有限公司及其附屬公司連同其合營企業及聯營公司)累計取得總合同銷售面積約1,380萬平方米,總合同銷售金額人民幣3,003億元。當中,綠城集團自投項目累計取得合同銷售面積約793萬平方米,合同銷售金額約人民幣2,128億元;其中歸屬於綠城集團的權益金額約人民幣1,224億元,權益比提升至58%。自投項目銷售均價約每平方米人民幣26,823元(2021年:每平方米人民幣28,416元),維持行業較高水平。此外,綠城集團以"綠城"品牌銷售的代建管理項目(非自投項目,簡稱"代建項目"),於2022年度累計取得合同銷售面積約587萬平方米,合同銷售金額約人民幣875億元。

2022年,土地市場有一定程度下探,結構性投資機會顯現。集團堅持"收斂聚焦、精準高效"的投資策略,投資提質增效。年內新增項目27個,總建築面積約408萬平方米,集團承擔成本約人民幣408億元,平均樓面價約每平方米人民幣14,620元,預計新增貨值達人民幣1,037億元,位列全國第八。

於2022年12月31日,綠城集團共有土地儲備項目224個(包括在建及待建),總建築面積約4,959萬平方米,其中權益總建築面積約為2,827萬平方米;總可售面積約為3,333萬平方米,權益可售面積約為1,892萬平方米;平均樓面地價每平方米約人民幣7,582元。得益於精準投資策略的有效落實,集團總土儲結構進一步優化,一二綫城市貨值佔比78%,長三角區域佔比53%,北京、上海、杭州等十大戰略核心城市貨值達人民幣4,307億元,佔比達52%。
