《本地樓市》新世界發展(00017.HK)以底價21.34億元統一漢口大廈業權
新世界發展(00017.HK)或有關人士收購的尖沙咀漢口大廈,今日舉行強制拍賣,發展商代表以底價21.34億元投得,成功統一大廈業權。若以地積比率約12.2倍重建發展,料可重建為一幢24層高、設有3層地庫的商廈,以項目總樓面約14.1萬平方呎計算,每呎樓面地價約1.5萬元。
漢口大廈位於漢口道43至49A號,為一幢於1959年落成的11層高的商住物業,地盤面積約11,565平方呎,地下為商舖,樓上1至10樓為住宅。申請人於2019年入稟申請強拍,當時持有逾88.59%業權,而在今年2月份,其業權份數已增至逾98.24%,尚餘兩個住宅單位有待收購。
