《藍籌業績》長實集團(01113.HK)去年純利按年升2.1%至216.83億元符預期 末期息增至1.85元
長實集團(01113.HK)公布截至去年12月底止全年業績,持續業務收入795.51億元,按年跌4.4%。純利216.83億元,按年升2.1%;每股盈利5.98元。本網綜合4間券商預測,長實集團去年純利料介乎197.53億至221.07億元,按年下跌7%至升4.1%;中位數214.4億元,按年微升0.9%。
集團派末期息1.85元,上年同期派1.79元。連同中期息,全年派息2.28元,按年上升0.08元或3.6%。
期內,已確認之物業銷售收入(包括攤佔合營企業)為257.56億元,按年下跌31.9%,主要包括香港「Sea to Sky」和「21 Borrett Road」第1期的住宅單位及車位銷售;上海商用發展物業-世紀盛薈廣場的銷售;及廣州逸翠莊園和北京譽天下的住宅單位銷售。業務年度收益為103.39億元,按年下跌43%。
於年終結算日,集團擁有可開發土地儲備(包括合作發展項目之發展商權益,但不包括農地及已完成物業)約7,500萬平方呎,其中700萬平方呎、6,400萬平方呎及400萬平方呎分別位於香港、內地及海外。
物業租務方面,年度物業租務收入(包括攤佔合營企業)為58.43億元,按年下跌12.7%;年度收益為46.9億元,跌17.2%。酒店及服務套房業務年度收入(包括攤佔合營企業)為32.28億元,增19.1%。酒店平均入住率由2021年37%上升至去年58%;而服務套房以長租住客為主,平均入住率維持約90%。
另外,年度英式酒館業務收入為209.39億元,增46.6%,銷量仍低於冠狀病毒疫前水平,但受價格上升所帶動。經扣除資產減值9.94億元後,年度溢利收益為8.35億元,扭轉2021年的經營虧損5,500萬元。
於年終結算日,集團銀行及其他借款總額為486億元,較2021年底銀行及其他借款減少479億元。若計入去年12月31日之銀行結存及定期存款612億元,集團於年終結算日持有淨現金盈餘126億元。
集團主席李澤鉅表示,隨世界各國以及中港兩地通關,及對外經濟活動復常,縱然香港經濟過去一年因環球經濟環境欠佳而受影響,去年生產總值持續收縮,本地經濟於今年料將有穩定增長。受加息影響,本地樓市難免受壓,惟剛性需求不變,房屋政策及利率走向將繼續主導樓市。(ek/k)
