匯豐銀行將二手物業H按封頂息率,由P-2%調整至P-2.25%,即實際封頂息率由3.625厘下調至3.375厘,降低0.25厘,與一手物業的H按封頂息率看齊。 經絡按揭轉介首席副總裁曹德明表示,今年本港經濟好轉,近期樓市交投亦轉趨活躍,新盤銷情熾熱,銀行估價亦跟隨樓價一同回升,對後市有支持作用。部分中小型銀行為爭取上半年按揭業務,早於月前針對指定客群或碼數而調整按揭息率及增加現金回贈等優惠。而是次匯豐銀行為提升市場競爭力,針對二手物業及大碼的客人而調整其按息,曹料其他銀行或根據其按揭業績而跟隨調整按揭優惠,並建議置業人士應根據自身條件及物業類型,多作比較,揀選能提供最優惠按揭計劃及優惠的銀行。 另外,該行P按計劃現時為P-2.25%至P-2.15%,即實際按息為3.375厘至3.475厘。近期P按計劃息率比二手H按計劃的封頂位(3.625厘)為低,因此吸引到客戶選用。根據金管局住宅按揭統計調查結果,1月份H按選用比例報67.4%,連跌七個月,創4年(48個月)新低。曹表示,現時該行一二手物業的H按封頂息率已等於或低於P按計劃實際按息,P按優勢亦已消失,料客戶將會傾向選用H按計劃以慳取更多利息開支,H按選用比例將會回升。 另一方面,美國最新2月份消費者物價指數(CPI)按年升幅報6%,連續八個月升幅收窄,惟核心消費者物價指數按月微升0.5%,略高於市場預期。即使矽谷銀行(SVB)及Signature銀行事件使美聯儲陷入尷尬境地,但通脹率與目標2%仍有一段距離,美聯儲主席鮑威爾最近出席國會聽證會時仍表示打擊通脹的決心。曹預視下周美國仍大機會加息0.25厘。港美息口差距進一步擴寬,本港銀行仍有加息空間,曹預測本港銀行因應自身資金成本或會調升最優惠利率(P),加息幅度約0.125厘至0.25厘。
