景瑞控股(01862.HK)2021年度業績:繼續深耕長三角地區,公寓和辦公業務收益穩定
格隆匯3月13日丨景瑞控股(01862.HK)公佈年度業績,截至2021年12月31日止年度,集團合約銷售額約為人民幣270.111億元,較上年增長5.9%;收入為人民幣135.516億元,較上年增加6.0%。毛利為人民幣24.400億元,毛利率為18.0%。淨利潤為人民幣3.938億元。
年內,集團確認的銷售物業的收入為人民幣121.504億元,較上年增長1.5%,主要由於年內物業交付面積增加所致。集團物業銷售的收入約佔集團年內總收入89.7%(2020年:93.7%),物業銷售仍然為集團最為主要的經營業務。集團從2017年底開始佈局的公寓和辦公業務已經取得穩定的收益,物業管理業務也取得較大進展,這些業務的開展,都進一步提升了集團的多元化的競爭能力,為集團贏得良好的口碑和品牌形象,同時提高客户的忠誠度和滿意度。
集團繼續秉承深耕長三角地區的發展策略,並積極拓展長三角周邊重點城市以及成渝地區的優質項目。於2021年,我們在寧波、武漢、金華、上海、南昌和九江獲得7個項目,增加土地儲備總建築面積約1,205,020平方米,項目總投資額約為人民幣52.94億元。每平方土地成本(按預計總建築面積計算)約為每平方米人民幣4,393元。2021年,集團在金華和九江獲得了2個項目,成功將地產業務拓展至全國24個城市。於2021年12月31日,集團所擁有的土地儲備的合計總建築面積約為4,989,013平方米,與上年年末基本持平。預期土地儲備可以滿足集團未來二至三年的開發需要。集團相信,集團的土地儲備多位於中國長三角地區一二線核心城市,這樣更加有利於深耕長三角地區的發展策略。
