領展(00823.HK)建議折讓近三成「五供一」 籌約188億元
領展房產基金(00823.HK)公布,以全面包銷方式,按每個供股基金單位44.2元的認購價以五供一基準進行供股,籌集約188億港元(扣除開支前,並假設未償可轉換債券未獲轉換),扣除開支後為約185億元。
供股價較最後交易日聯交所收市價每個基金單位62.8元折讓約29.6%;較計算所得理論除權價約每個基金單位59.7元折讓約26%。
領展指,供股可將淨負債率降至低於20%,預計供股所得款項淨額將用於償還現有債務,探索投資機遇及用作一般營運資本。
供股所得款項淨額的約40%至50%將用於償還下列現有債務:今年到期的總額約70至80億港元的現有銀行貸款;及明年1月1日之後到期的約10至20億港元的循環銀行貸款;及用作一般營運資本。其餘部分將用作探索未來投資機遇,尤其專注位於亞太區的零售、停車場、辦公室及物流板塊。
