越秀地產(00123.HK)斥資59.1億元獨攬北京兩宗住宅地皮

格隆匯2月9日丨越秀地產(00123.HK)布,於2023年2月8日,透過青島康景實業有限公司(公司實際擁有100%權益的附屬公司)("青島康景"),通過公開掛牌方式以人民幣25.99億元成功競得北京市石景山區蘋果園項目地塊,及以人民幣33.12億元成功競得北京市昌平區信息園二期項目地塊。

據悉,北京市石景山區蘋果園項目地塊佔地面積約26,060平方米,總可建築面積約93,599平方米,其中計容建築面積約60,278平方米。北京市石景山區蘋果園項目地塊性質擬為住宅及托幼用地。青島康景將於北京市石景山區蘋果園項目地塊(除以下配建要求的部分)所建住宅物業擬用於出售。根據規劃限制條件,青島康景須於北京市石景山區蘋果園項目地塊內配建計容面積約6,000平方米的托幼用地,配建工程成本預計約人民幣5800萬元。建成後,配建工程將無償移交給北京市政府指定部門。

北京市石景山區蘋果園項目地塊位於北京市主城六區之一石景山區北部,西五環和六環之間,東北直線距離2.4公里為海淀區,地理位置優越。項目所在蘋果園板塊為石景山區成熟社區,發展起步較早,交通路網豐富,東南距離地鐵6號線楊莊站約500米,南距離京西大悦城約700米,生活配套完善。

北京市昌平區信息園二期項目地塊佔地面積約45,099平方米,總可建築面積約175,315平方米,其中計容建築面積約102,116平方米。北京市昌平區信息園二期項目地塊性質擬為住宅、商業及基礎教育用地。青島康景將於北京市昌平區信息園二期項目地塊(除以下配建要求的部分)所建住宅及商業物業擬用於出售。根據規劃限制條件,青島康景須於北京市昌平區信息園二期項目地塊內配建計容面積約3,200平方米的基礎教育用地,配建工程成本預計約人民幣29百萬元。建成後,配建工程將無償移交給北京市政府指定部門。

北京市昌平區信息園二期項目地塊位於昌平區南部回龍觀板塊,北五環與北六環之間,西鄰海淀,緊鄰朱辛莊地鐵站,匯聚8號線和昌平線,是北京為數不多的兼具上班和生活的地鐵站,昌平線一站直達生命科學園,兩站到中關村軟件園,聚集大量高新技術產業園。8號線貫穿北京南北,直達奧林匹克公園、什剎海、南鑼鼓巷、王府井等站點。

董事會認為,公司以合理成本收購北京市石景山區蘋果園項目地塊及北京市昌平區信息園二期項目地塊,將增加公司的優質土地儲備,並有助於鞏固公司在北京的戰略地位。
