《內地樓市》中指研究院:1月百大房企銷售總額逾4,223億人幣 按年跌31.7%
中指研究院發布1月份內地房地產企業銷售業績排行榜,期內百大房企銷售總額為4,223.3億元人民幣(下同),按年下降31.7%,較去年同期降幅擴大8.6個百分點,主要由於1月逢春節假期,且市場活躍度有所下滑。 其中,百大房企單月銷售額按月下降51.6%。銷售額超過百億元的房企共13家,按年減少2家;逾50億元的房企有9家,按年少13家。百大房企權益銷售額為3,025.4億元,權益銷售面積為1,997.5萬平方米,按年分別下降35.2%和40.5%。 市場方面,中指研究院指1月上半月疫情形勢好轉後,重點城市市場情緒略有修復,下半月受春節假期影響,重點城市市場活躍度表現較為平淡,新房銷售規模較年前出現明顯下降,全月來看,據初步統計,重點100城新房成交面積按月下降近30%,按年降幅仍超兩成,降幅較去年12月有所擴大。值得關注的是,疫情放開後的首個春節假期,部分一二線城市新房項目到訪量與去年春節相比有所修復,但購房者觀望情緒仍較重,實際成交相對較少。 短期來看,供需兩端政策有望持續發力,特別是核心一二線城市,需求端政策或進一步加強,修復市場信心,帶動處於觀望狀態的購房者入市。一二線城市住房需求較為旺盛,在政策助力下市場有望率先迎來復甦,樓市「小陽春」或將在少數城市出現,但對於大部分城市來說,經濟環境、房價預期仍有待修復,市場企穩或需要更長時間。
