《本地樓市》萊坊料今年零售舖租續跌0%至5% 通關後中小型寫字樓需求增
萊坊發布最新《香港每月物業市場報告》。去年12月,港島區整體寫字樓租金持平。九龍區的寫字樓整體租金趨勢與港島區相若,但12月份,寫字樓租賃交易按月跌40%。在住宅市場方面,利率上升和本地經濟前景疲弱令更多準買家人推遲入市的步伐。在市場復甦的推動下,零售物業的租賃市場在1月份逐漸恢復市場動力。
報告指出,自內地重新通關以來,中小型寫字樓的需求不斷增加,令共享工作空間經營商有機會受惠。大多數的寫字樓租賃查詢都來自內地企業。業主除了為租戶提供租金優惠之外,其他因素如大廈的ESG評級及裝修,對於吸引或留住租戶都越來越重要。
該行預期,今年首季九龍區的寫字樓租賃市場將保持穩定。雖然有些企業將繼續搬遷以節省租金成本或改善營運,但相信與內地通關對租戶的需求和市場趨勢都會帶來正面的作用。
在住宅租賃市場方面,本月海外租戶的查詢越來越多。隨著邊境限制的放寬,有更多外籍人士返回香港,住宅租賃活動逐漸回升。業主願意提供更靈活的議價空間,並提供免租期等優惠以吸引租戶。展望將來,考慮到加息幅度放慢和內地邊境放寬,預計農曆新年後市場活動將逐步回升,今年整體住宅交投量將上升。
零售方面,萊坊料今年零售銷貨額將會回升,又對通關的影響持謹慎樂觀態度,並預計隨著中國內地遊客的回歸,零售市場將出現穩定的復甦趨勢。整體而言,由於外部不確定性,預計零售物業的租金將繼續受壓並下跌0%至5%。
