《本地樓市》富豪:今年推兩個樓盤 料全年樓價升5%至8%
富豪物業代理董事衛振聲表示,今年百利保控股(00617.HK)及富豪酒店(00078.HK)將會推出兩個樓盤,當中,皇后大道西項目已完成交樓程序,預計今年首季會現樓開放示範單位。另沙田九肚山富豪山(峰)已售出四成單位,套現40億元。
他指,目前有3個儲備項目,當中,海壇街項目已於去年第四季完成強拍程序;青山道項目則正在申請強拍,料今年內統一業權。另集團正就筲箕灣金華街項目考慮其發展潛力,其後將會開展建樓程序。
至於本港樓市,他預期上半年樓價將會平穩發展,當加息周期見頂及中港通關後,下半年樓市會向好,料全年樓價有5%至8%升幅。
對於《財政預算案》,他建議政府下調港人的從價印花稅稅率,相信會有更多港人願意付稅,在增加市場需求的同時增加政府稅收。
