《本地樓市》世邦魏理仕料今月私宅售價指數可望止跌

差餉物業估價署公佈,去年12月份私人住宅售價指數報332.5點,按月下跌約2.03%。世邦魏理仕香港估值及諮詢部資深董事郭偉恩表示上月私宅售價指數跌幅雖較11月的3.25%有所收窄,但仍錄得七連跌。回顧去年12月,當時市況甚差,新冠確診宗數急增、股市徘徊低位、息口(HIBOR)高企曾逾5%,而中港兩地通關消息於12月尾才公佈,因此上月整體樓市氣氛疲弱。 踏入今年,他認爲住宅市場正處於轉捩點,投資氣氛趨向正面,買家信心逐漸回覆。然而未來一手住宅供應量預計接近3萬夥,加上貨尾聚積1.6萬多夥,屬高水平,預計樓市只會平穩發展。 郭偉恩又稱,投資者及買家現時主要考慮經濟基本面及息口決定入市,隨着息口逐步穩定,HIBOR最新回落至3%,恆指亦回升至約2.2萬點水平,以及受惠於通關等利好因素,預料今年1月私人住宅售價指數可望止跌,甚至微升。(ek/k) ~
