第一太平戴維斯最新發表的2022年第四季香港住宅零售市場報告指出,香港股市反彈,加上疫情限制措施放寬,改善了豪宅市場在去年第四季的氣氛,惟借貸成本不斷上升仍然是市場隱憂。 報告指,內地買家在豪宅市場的比例在去年創下新低,持續的封關、營商前景黯淡,加上政策不斷變化,均影響了內地超高資產淨值人士對購買香港貴價資產的興趣,大部分價位的豪宅成交量在第四季持續收縮,但數宗2億元以上豪宅成交備受市場關注。另一方面,備受期待的赤柱舂坎角環角道豪宅用地,因地價標金未達政府所訂底價以致流標,反映發展商對於投標爭奪傳統豪宅地區的大型住宅發展用地方面較之前審慎。 第一太平戴維斯相信,通關可望改善整體投資氣氛,並吸引內地專業人士及中層管理人員來港,他們或將垂青西九龍及將軍澳等新興地區的豪宅。假設持續高息和香港及中國經濟的變數對豪宅市場的負面影響仍蓋過通關帶來的正面影響,預計本港聯排別墅價格今年內將續跌5%至10%;鑑於到了年底會有更多內地高資產淨值人士的資本重返本港市場購買豪宅及更多內地專業人士打算在香港定居及置業,豪宅單位的表現可能稍佳,全年價格約微跌5%。
