《大行報告》里昂:內房政策放鬆為短期催化劑 料資金追捧中海外、潤地、萬科及新城發展
里昂發表報告指,對比美國的衰退、歐洲及通脹及日本的利率上調,投資者在中國放寬新冠防控後對中國變得更樂觀。該行認為內房業將繼續對內房股利好,基於更多行政放鬆的可能性增加,諸如按揭息率、首期支付及限購令等。該行預期更多資金流向中海外(00688.HK)、潤地(01109.HK)、萬科(02202.HK)及新城發展(01030.HK)。
該行亦指,分析顯示內房業表現與政策方向高度相關,放寬樓市調控可作為短期催化劑,但銷售復甦為行業長期可持續跑贏的必要因素。基於實體樓市未見明顯銷售增長,預期今年首季內房數據仍將疲弱,因經濟復甦需時。
該行目前給予中海外「跑贏大市」評級,對潤地、萬科及新城發展的評級均為「買入」,目標價分別為21.6元、43元、23.2元及5.63元。
