《本地樓市》美聯:去年全年私宅租金下調約4.1%
美聯物業去年12月「租金走勢圖」以實用面積計算的私人住宅平均尺租報約33.54元,按月下跌約2.1%,連跌四個月,創自2016年8月後的新低。去年全年累計,租金下調約4.1%。
美聯物業首席分析師劉嘉輝表示,去年樓市受疫情及息口上升影響,住宅交投大跌,樓價下挫,以「美聯樓價指數」計算,去年全年跌約14.9%;反觀,去年租金雖然同樣回落,但按年跌幅約4.1%,相對樓價少。他相信是因去年買家入市審慎,有部份轉買爲租,令到租務需求增加,導致租金跌幅相對樓價少。
隨着去年租金回落,中細價月租佔比有所上升。若以每月租金劃分,以美聯物業促成的租務個案計算,去年月租1.5萬元或以下比率錄約38.6%,按年增加約0.7個百分點。與此同時,月租逾1.5萬元至2萬元比率亦由2021年約28.3%升至去年約29.6%,增加約1.3個百分點;反觀,月租逾2萬元的租務個案比率則由約33.9%回落至約31.8%(見。
他認爲,今年中港正式實施免檢疫通關,料本港經濟逐步復常,加上政府積極吸納人才以增加本港競爭力,增加本港住屋需求,對租金亦會帶來正面作用。
