《大行報告》瑞銀引述新地(00016.HK)料本港今年樓價持平或升單位數 料通關支持租戶銷售
瑞銀發表研究報告,引述新地(00016.HK)料本港今年住宅樓價按年將持平或有單位數升幅,受惠終端需求釋放,更多專才流入、及宏觀環境改善。未來數個月,新地將專注於推出大眾市場住宅項目,共涉逾2,000個單位,包括屯門NOVO LAND第2A及2B期、大埔University Hill。
報告引述新地稱,傾向在全面通關後才推出豪宅項目。在發展項目入賬方面,公司料大部分本港發展項目入賬將集中於2023財年下半年。長遠而言,管理層預期租金收入將佔核心純利更大比重,因公司在本港及內地擁有龐大投資物業組合。
瑞銀稱,新地管理層預期通關將支持旗下商場零售租戶銷售復甦。旗下商場佔用成本比率最新為約16%至19%。展望未來,新地料該比率將逐漸回落至中雙位數(13%至17%),與疫情前水平相若。公司預期通關後其租約結構將逐漸正常化,冀與租戶訂立更長期合約。長遠而言,新地對西九區辦公室發展組合有信心,因毗鄰高鐵站接軌內地。該行予新地目標價123元,評級「買入」
