《本地樓市》美聯布少明料明年首季樓市一手成交按季升3.8倍 二手升50%
政府宣佈再放寬社交距離措施,美聯物業住宅部行政總裁(港澳)布少明表示,港府短期內一再放寬防疫措施,等於宣佈香港已復常,預料有助加速進一步與國內外接軌,追上全球發展步伐。
隨着中港通關在即,他相信會吸引大批內地旅客於新春期間訪港,刺激樓市交投出現「大陽春」,料首季一、二手交投齊升,樓價回穩,甚至有力回升。
他預期,中港加大力道放寬防疫,刺激中港澳三地人財流通,加上本港第四季住宅交投冰封,本地購買力累積多時待入市;以及內地客購買力「報復式」反彈,明年農曆新年樓市將迎來「大陽春」,交投的升幅會遠超之前幾次,預測明年首季住宅物業交投將按季大幅回升,一手按季升3.8倍至4,000宗水平,二手則升約50%,重上1.2萬宗水平。
至於樓價,他預期會在成交回升的帶動下走向平穩,於「大陽春」期間甚至會反彈回升。
