正榮地產(06158.HK):集團在住房按揭放款及境內融資展期方面獲得了一定的支持

格隆匯12月12日丨 正榮地產(06158.HK)公佈,於2022年11月29日,安永向公司獨立非執行董事彙報獨立業務審閲的結果。基於有關評估和分析的結果,公司獨立非執行董事建議公司繼續推動境外整體債務管理方案。公司已經啟動境外整體債務管理方案的籌備工作,並正與其顧問團隊推進盡職調查審查,目標於2023年一季度出具初步的建議方案。公司重申將與集團的債權人保持積極溝通並鼓勵AHG和其他境外債權人就境外整體債務管理方案的進展聯繫公司的聯合財務顧問。

公司在制訂境外整體債務管理方案時將秉持以下原則:(1)尊重債權人的既有權利和公平地對待所有債權人;及(2)實現長期可持續的資本結構及增強集團應對市場變化的能力,以確保公司未來的可持續發展,併為所有持份者保存價值。

集團一直不懈努力,確保竣工物業的交付及其業務運營的穩定性。今年以來,儘管面對不利的市場環境且新冠疫情持續反覆,集團大多數物業項目的發展和進展仍按計劃進行。截至2022年11月30日止十一個月,集團連同合營公司及聯營公司實現交付約33,000套新房。

自中國人民銀行及中國銀行保險監督管理委員會於2022年11月聯合公佈《關於做好當前金融支持房地產市場平穩健康發展工作的通知》,提出加強對房地產市場金融支持的16條舉措以來,金融機構正在加大滿足房地產行業的合理融資需求,集團亦在住房按揭放款及境內融資展期方面獲得了一定的支持。與此同時,集團正積極就旗下發展中物業項目向金融機構申請保交付專項借款,及截至公吿日期,已獲得包括莆田、南昌和西安等地方政府的批准。此外,集團亦正申請中債信用增進投資股份有限公司擔保債券不超過人民幣30億元的額度,及正爭取與銀行訂立戰略合作協議以獲取房地產綜合授信支持。
