港鐵(00066.HK)小蠔灣車廠上蓋項目第一期昨日(8日)截收意向書。中原測量師行執行董事張競達表示,近日一、二手成交持續淡靜,加上欠缺利好消息,市場觀望氣氛濃厚,樓價向下調整,港鐵公司合共收到33份意向書,反應合乎市場預期。
項目位置自成一角,離東涌市中心有一段距離,環境優美寧靜,大量單位可享海景。項目有鐵路配套,落成後亦有約6.74萬平方呎商場,基本生活配套不成問題,對市場有一定吸引力。張競達料樓面呎價約3,500元,地價約43.6億元。
