降息預期強烈!美國房貸利率連降三週,創2008年來最大降幅

房地美首席經濟學家:「進入今年的最後一個月,經濟不確定性繼續限制購房者的需求。」

在美聯儲持續釋放的加息放緩信號下,房貸市場率先作出反應,儘管貸款利率仍居於高位。

週四,房地美(Freddie Mac)發佈的一份報告顯示,本週美國30年期固定利率抵押貸款的平均利率爲6.49%,低於11月10日7.08%的峯值,創下2008年底金融危機以來最大三週跌幅。

數據顯示,上週30年期固定利率抵押貸款(FRM)平均利率6.58%。一年前,30年期FRM平均利率爲3.11%。同時,15年FRM的平均利率也從上週的5.90%降至5.76%,而去年爲2.39%。

此前,美聯儲連續強硬加息推高房貸利率,導致房屋需求下滑。根據美國20個主要城市的標普CoreLogic Case-Shiller價值指數,9月份房價較8月份下跌1.2%。全美房地產經紀人協會的數據顯示,10月份美國二手房購買量連續第五個月下降。

如今,美聯儲通脹指標顯示,10月份物價有所降溫,鮑威爾在本週講話中暗示將放慢加息步伐,那些因利率上升而被擠出市場的購房者迎來了喘息之機。

美國抵押貸款銀行家協會首席執行官Bob Broeksmit在一份聲明中表示,房價下跌“吸引了一些潛在買家重回市場”。

儘管如此,房價仍是一年前的兩倍多,抵押貸款利率仍然處於高位。房地美首席經濟學家Sam Khater表示:

即使利率下降且房價走軟,但隨着我們進入今年的最後一個月,經濟不確定性繼續限制購房者的需求。
