《周末樓市》二手成交回軟 保利置業(00119.HK)油塘「朗譽」錄約680人參觀
地產代理數據反映,剛過去周末(11月26日至27日)二手交投回軟。據美聯物業分行統計,上周末十大二手指標屋苑錄得約9宗買賣成交,按周減少25%,重返單位數水平;若按該行的15大屋苑計周末錄得12宗買賣成交,按周跌約20%。
美聯物業住宅部行政總裁(港澳)布少明解釋,近日中港兩地確診數字有所上升,雖然本港防疫措施未有即時收緊,但已觸動投資情緒,港股隨之回軟。他估計,受疫情及加息影響,年底前二手交投仍然會窄幅上落,而樓價則持續受壓。
中原地產十大屋苑於過去周末則錄得7宗成交,按周減跌幅22%,當中有六個屋苑更錄得零成交。中原地產亞太區副主席兼住宅部總裁陳永傑表示,樓市跌勢持續,買家看淡後市而不願入市。現時一、二手樓市同樣低迷,預計本月一手市場成交不足250宗。
過去周末一手成交共有約10宗,較上周的約18宗減少44%。其中,恆地(00012.HK)粉嶺北「ONE INNOVALE-Cabanna」售出2伙,單日套現約904.66萬元,呎價介乎約14,361至15,335元。另外,萊蒙國際與俊和合作的何文田現樓新盤「128 WATERLOO」上周六(26日)錄得1宗成交,以約1,561.3萬元沽出11樓B室,屬2房連儲物室戶型,面積約522平方呎,呎價約29,910元。
而保利置業(00119.HK)與尚嘉控股合作發展的油塘「朗譽」,已於上周五(25日)公布首張價單,首批提供128伙,折實平均呎價17,938元。發展商即日對外開放示範單位及展銷廳,截至周六晚上8時錄得約680人參觀。
