美聯:今年租金表現跑贏樓價 與富融銀行推先租後付循環貸款計劃
美聯物業住宅部行政總裁(港澳)布少明表示,受多項利淡因素,如疫情反覆、美國加息潮與投資氣氛審慎等因素影響,今年樓價跌勢相當明顯。今年首十個月「美聯樓價指數」跌約9.2%,而最新11月21日發布的指數更進一步下跌至152.11點,連跌23周,本年迄今跌幅已達11.4%。
他提到,反觀租金表現明顯「跑贏」樓價,表現「硬淨」。在租務需求增加下,美聯「租金走勢圖」10月以實用面積計算的私人住宅平均呎租報約34.4元,按月下跌約0.2%,但綜觀今年首十個月租金僅錄約1.66%的跌幅,表現平穩。
另外,美聯與本地虛擬銀行Fusion Bank(富融銀行)推「先租後付」概念的「循環易借」貸款計劃,協助租客透過循環貸款做到「先租後付」,一次過預先繳付一年租金加按金,租戶首三月零支出,提款三個月後開始每月還款,還款期最多攤分至60個月。
