《本地樓市》美聯測量:安達臣道第二幅商業地中標價低於預期 政府或避免流標打擊市場
新地(00016.HK)以2.96億元投得觀塘安達臣道第二幅商業地。美聯測量師行董事林子彬表示,是次項目地價較市場預期為低,更較8月批出的同區首幅商業地皮樓面呎價低逾五成,相信由於市況調整,加上息口趨升,增加投資成本,故項目的入標數目已較首幅略少。另外,是次項目分開兩塊地皮發展,建築成本有所增加,亦令出價更為審慎。
他又認為,雖然項目成交價低於市場預期,但同時亦反映政府亦配合市況環境,將地皮底價作出調整,此舉可避免項目流標打擊市場,並以穩定地皮供應為目標。
