《本地樓市》普縉李雋傑料安達臣道商業用地估值達5.5億元

觀塘安達臣道商業用地將於明日(18日)截標,為達臣道新發展區第二幅推售的商業用地,項目由南北兩個地盤組成。普縉集團助理總監(估值及諮詢)李雋傑指,南面地盤毗鄰安健道及早前由領展(00823.HK)所投得的地皮,可建樓面料達約10.5萬平方呎;而北面地盤鄰近安禧街,可建樓面只有約5,382呎,兩個地盤合計可建總樓面約11萬平方呎,預計地皮每平方呎樓面地價達約5,000元,總估值約5.5億元。 項目地盤面積約5.7萬平方呎,指定作非工業用途。李雋傑指,雖然安達臣道原石礦場一帶用地大部分仍然正在進行平整及其他前期工程,基建配套尚未充分落實,項目亦與該區首個住宅項目、預計於2023年落成的華懋「安(峰)」及長實(01113.HK)所投得的港人首置上車盤相比地理位置上有一定距離,但考慮到地盤為新發展區內的其中一個主要商業樓面來源,預計項目落成後以區內客源為主要服務對象,區內對民生舖有一定需求,相信是次招標會吸引一定數量的發展商入標,但在出價上或會因應現時市況而變得較為審慎。
