新地(00016.HK)獨資入標西九藝術廣場大樓
今年9月初重新招標的西九文化區管理局藝術廣場大樓昨日(14日)截標,目前確認新地(00016.HK)獨資入標。該項目最新市場估值約34.9億至48.9億元,每呎估值約5,000元至7,000元。
該項目位於西九文化區的中心地帶藝術廣場,由3幢商業大樓組成,總樓面面積合共約699,673平方呎,辦公室佔672,063平方呎,而零售、飲食、娛樂部分佔26,910平方呎。
項目將採用「建造、營運及移交」(Build–operate–transfer)的採購方式,中標者會獲授予藝術廣場大樓項目為期約47年的發展權和營運權,並會負責藝術廣場大樓項目的設計、建造、融資、市場推廣、租賃、管理、營運和維修工作;當局要求項目須不遲於2026年中落成並開始交付租金,如中標發展商於2026年中前落成,管理局會以分成方式提早收取租金。(ca/u)
