《本地樓市》美聯:萬科香港長沙灣「連方I」首批開價吸引 租金回報料逾3厘
萬科香港旗下新盤長沙灣「連方I」今日(4日)公布首張價單,涉及50伙,首張價單折實平均呎價約19,188元。美聯物業住宅部行政總裁(港澳)布少明表示,首批單位定價吸引,料可吸引不少上車客及投資客入票,預計租金回報可達3厘。
他指出,該項目位處長沙灣市區地段,鄰近港鐵南昌站,加上主打開放式至一房戶型以及入場費吸引,較同區數月前開價的新盤便宜10%,相信可吸引年輕用家上車及投資客作投資收租之用,料80%為用家,20%為投資客,項目呎租料達50元水平,租金回報率約3厘。
踏入11月,布少明相信將會有數個新盤開售,月內一手成交量將會錄得約1,500宗水平;二手市場觀望氣氛減退,加上本港銀行加息幅度符合預期,估計11月二手成交量約3,500宗,兩者均按月回升。
