美聯:下半年新盤及二手住宅平均註冊金額均跌穿800萬元
美聯物業表示,今年下半年本港樓價顯着下跌,無論新盤或二手住宅平均每宗註冊金額均見回落,雙雙跌穿800萬元水平。
一手方面,綜合一手住宅物業銷售資訊網資料,截至10月底,下半年新盤銷售宗數約3,920宗,涉及金額約311億元,即平均每宗一手金額約793萬元,較上半年平均約1,204萬元大跌約34%,並創自2013年實施一手銷售條例後新低。
與此同時,同期平均每宗二手金額同樣跌穿800萬元。美聯物業首席分析師劉嘉輝指,根據數據,截至10月底,下半年二手住宅註冊量錄10,725宗,涉及金額約824.6億元,即平均每宗二手住宅註冊金額約769萬元,數字較上半年平均約832萬元下跌約7.6%,創自2017年下半年後的5年新低。(ek/u)
