穆迪:未來一年料415億美元內房債將到期或可回售
評級機構穆迪發表報告,指受評的內房發展商未來一年的再融資需求依然較高,自今日(1日)起計一年內分別將有約194億美元等值的境內債券,及221億美元的境外債券到期或可回售,總計達415億美元。
穆迪表示,雖然內地政府於9月出台推動銷售的最新政策放鬆措施,但需求不振和融資環境緊張,料將繼續對內房發展商的銷售與流動性產生壓力。
穆迪高級副總裁曾啟賢稱,在市場對經濟增長與項目完工風險存在顧慮的情況下,需求疲弱將導致房地產銷售繼續下滑。此外,融資環境仍將緊張,因而限制發展商的融資渠道。
由於部分發展商持續面臨信貸困境,導致投資者信心削弱,因此行業10月境內債券發行疲弱。截至10月26日,該月僅有一間發展商發行10億元人民幣的境內債券,而9月有7間共發行148億元人民幣的境內債券。
