《周末樓市》恆地粉嶺北「ONE INNOVALE-Cabanna」售74伙 二手成交淡
剛過去周末(29日及30日)本港新盤市場錄近90宗成交,其中以恆地(00012.HK)粉嶺北住宅項目「ONE INNOVALE-Cabanna」佔大多數,項目上周六(29日)作首輪銷售118伙,周末兩日累計售出74伙,套現超過3.47億元。而「ONE INNOVALE」整個系列已推出之三期項目累沽965伙,成交逾47.4億元。 另外,新地(00016.HK)與長實(01113.HK)合作的屯門「飛揚」第一期,及碧桂園(02007.HK)九龍城「瓏碧」上周六亦分別推售80伙及50伙,後者有1宗成交。 二手方面,中原地產十大屋苑本周末錄得7宗成交,較上周減少5宗或41.7%,重返單位數水平,零成交屋苑增至6個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,《施政報告》未有為樓市減辣,最近市場亦缺乏利好消息,金融市場亦波動,加上美國聯儲局議息在即,預計大機會再次加息0.75厘,香港按揭息口將進一步上升,令樓市增添壓力,觀望氣氛籠罩。 美聯物業周末十大二手指標屋苑錄得約7宗買賣成交,按周跌約41.7%,重返單位數。美聯物業住宅部行政總裁(港澳)布少明表示,《施政報告》公布後,後市回復明朗,樓市正逐步回復正常。惟在資金及人才未即時補充下,購買力未有大幅增加,未來二手成交多寡將視乎業主的減價幅度,以及新盤的銷售步伐。 利嘉閣地產周末十大指標屋苑累計錄得8宗二手成交個案,較再上周末的10宗,按周減少2宗或20%,再次回落至單位數,並創近三周最少,當中有半數屋苑「食白果」。香港置業十大二手指標藍籌屋苑則於周末兩日合共錄11宗成交,與上周末9宗比較,按周回升約22%至七周新高,重上雙位數水平。
