中原:ONE INNOVALE-Cabanna首張訂價較同區新型二手屋苑呎價折讓約10%
中原地產亞太區副主席兼住宅部總裁陳永傑表示,粉嶺新盤ONE INNOVALE-Cabanna公布首張價單113個單位,訂價相當貼市,折實平均呎價14,088元,較項目一期及二期首批單位為低,亦較同區新型二手屋苑呎價有約10%折讓,項目入場費276.3萬元起,是去年9月上水新盤尚宜入場價242.88萬元後,最平入場價新盤,料對上車客相當吸引。他預期項目3期首批單位「一Q清檯」機會大。
陳永傑指,內地二十大報告及新一份施政報告經已公布,市場觀望情緒減少,部份買家或加快落實入市決定。近期整體入市氣氛有改善,一手新盤陸續接連推出,料帶動交投,本月至今一手暫錄約170宗成交,預計本月全月可錄600宗一手成交,預計下月發展商亦會把握機會積極推盤,料下月可錄約1,000宗一手交投。
