《即日市評》恆指守萬七 成交創今年來新低 內房股受捧
受金融及科網股拖累下,港股今日反覆向下。美國個人消費開支數據強勁,加深市場對美聯儲進取加息的憂慮,美股道指及納指上周五各跌1.7%及1.5%;英國財相宣布撤回取消45%最高所得稅,英鎊兌美元曾升1%,現漲0.46%至1.1212,而瑞信信貸違約掉期急升,據報高層安撫客戶及交易對手,瑞信(CSGN)股價挫逾9%。美國10年期債券孳息率升至3.793厘,美匯指數最新升至111.95,道指期貨最新升55點或0.19%,納指期貨最新跌0.53%。摩通亞洲區貨幣指數跌0.01%報96.98。內地A股國慶假期休市,直至下周一(10日)才照常開市。
恆指今早低開172點,早段倒升29點見17,252點後再度向下,午後曾跌315點低見16,906點,其後傳出英國政府修改減稅計劃,大市收復部分失地,恆指全日跌143點或0.83%,收17,079點:國指跌57點或0.97%,收5,856點;恆生科技指數跌22點或0.67%,收3,427點。大市全日成交總額降至633.31億元,錄自去年12月31日以來最低,滬、深港通南下交易因內地假期暫停,10月10日恢復。而港股明日重陽節假期休市。
【恆指守萬七 內房股受捧】
內房股抽升,合景泰富(01813.HK)及碧桂園(02007.HK)各升9.3%及8.8%,金茂(00817.HK)、旭輝(00884.HK)、龍湖(00960.HK)及雅居樂(03383.HK)各升7.5%至8.2%。摩根大通發表報告指,9月份中國樓市銷售低迷,當局在此情況下採取更多溫和利好樓市措施,在人行宣布更靈活地降低最低抵押貸款利率後,當局又出台三項支持性舉措,包括二手房交易所得稅退稅、國有銀行向房地產領域提供超過6,000億元人民幣融資,以及將住房公積金按揭貸款利率下調 15個基點。
摩通認為,政策出台釋出很好的訊號,但預期對樓市未有太大實質影響,對於旨在提高買家負擔能力的政策,或對提振市場信心未見太大幫助。而向房地產市場提供融資,則預期只有國有企業可從中受惠。該行認為,政策可能會在一段時間內暫時穩定市場情緒,但只有在銷售反彈後,內房股股價才會出現大幅反彈。
【跌股一千隻 郵儲行捱沽】
港股今日市寬轉弱,主板股票升跌比率為15比23(上日為21比20),下跌股份1,004隻(跌幅近3%);恆指成份股今日24隻股份上升,下跌股份45隻,升跌比率為33比62(上日為64比29)。大市今日錄沽空125.83億元,佔可沽空股份成交額515.04億元的24.431%(上日為22.262%)。
內險及券商股受壓,中國平安(02318.HK)全日股價下滑4.3%創新低,中信証券(06030.HK)股價揚4.8%,海通證券(06837.HK)股價下滑7.5%。而郵儲銀行(01658.HK)全日股價下挫11%收4.12元。匯豐環球研究發表報告,市場一向對郵儲銀行期望很高,在近日對存款代理費的變化感到失望,決定下調對其投資評級由「買入」降至「持有」,目標價由6元降至5.05元。
該行指,經過六個月的審查,郵儲行提議降低支付給中國郵政集團的存款代理費;綜合調整將降低其去年備考混合存款代理費率2個基點。該行認為下調幅度低於市場預期,這可能會降低對未來存款機構費用下調的預期。該行指,郵儲銀行按揭貸款的定價能力進一步受壓,於今年上半年住宅抵押貸款佔郵儲銀行總貸款的31.9%,新的首套房抵押貸款利率從2021年12月的5.64%下降到2022年9月的4.15%,較年初顯著下降。人行還發布了引導新房抵押貸款利率下降的新政策。該行看到郵儲銀行按揭貸款負重新定價和加速抵押貸款還款的風險增加。
