《大行報告》瑞信:九毛九(09922.HK)參股廣州商業物業項目 料市場反應負面
瑞信發表報告指,九毛九(09922.HK)公布擬斥最多11億元人民幣,收購廣州商廈項目26%股權。該行認為公司收購主要目的是將來搬遷總部,因其總部現時位於廣州一租賃物業。由於公司業務規模不斷擴大,總部員工人數增加,加上租金成本上升和租賃合同終止的風險,指其收購理由是可以理解。
該行表示,公司手頭有足夠的現金,收購估計對價為10億元人民幣。然而,因非核心業務有大量現金流出,以及與房地產市場相關的不明朗性,預期市場會出現負面反應。
瑞信維持對九毛九股份「中性」評級,目標價19.5元。(ek/w)
