《大行報告》摩通:內地首套房貸利率下限放寬未足以改變遊戲規則 關鍵在重建市場信心
對於內地放寬部分城市首套住房貸款利率下限。新政策實施後,有關利率下限或將降至4.1厘以下。摩通發表報告,認為改善負擔能力是溫和的正面因素,但並不能夠改變遊戲規則。
報告指,內房核心問題不在於負擔能力或購買資格,而在於信心,要提振信心只能從三個方面著手,包括經濟前景、樓價穩定、以及準時交樓,而要改善這些問題需時。
摩通指,對內房行業保持審慎態度,繼續建議逢低買入國企背景內房,包括華潤置地(01109.HK)、中國海外發展(00688.HK)、保利物業(06049.HK)和中海物業(02669.HK),並趁反彈時沽出陷入困境的內房股,包括融創服務(01516.HK)、世茂服務(00873.HK)、龍光集團(03380.HK)、合景泰富(01813.HK)、時代中國(01233.HK)。由於對旭輝控股(00884.HK)流動性擔憂加劇,旭輝、碧桂園(02007.HK)和新城發展(01030.HK)等非財困私營房企亦可能會受壓。
