《本地樓市》仲量聯行:近兩月新盤開價平均較同區二手折讓10%
仲量聯行發表《香港住宅銷售市場綜述》,指受到加息因素影響,8月及9月推售的全新住宅項目以較鄰近二手屋苑平均低10%的價格開售。因按揭利率持續上調,料將為本地住宅市場帶來進一步壓力。
仲量聯行提到,過去兩個月推售的五個新盤,其首批單位的開價較同區二手屋苑樓價低7%至12.6%,其中折讓最多的為新地(00016.HK)屯門「NOVO LAND」第1A期,首份價單最低呎價12,187元,與同區二手項目平均售價比較低12.6%;項目第1B期則低7.2%;而宏安地產(01243.HK)旺角單幢新盤「Larchwood」較同區二手低12.4%。
仲量聯行研究部執行董事黃志輝表示,8月中匯豐銀行宣布將H按貸款封頂息率上調0.25厘,按揭息率預期將持續上升,影響潛在買家的置業意欲。根據土地註冊處數據,今年第二季二手住宅市場的總成交金額按年下跌37.2%,為2019年以來的最大跌幅。
投資氣氛亦見疲弱,根據稅務局數據,今年第二季收取的買家印花稅總額為4.1億元,為自開徵此稅項以來的最低季度收入。此外,同期從價印花稅收入錄得13.3億港元,為今年第二低的季度水平。仲量聯行項目策略及顧問部資深董事李遠峰稱,由於預期利息將於未來數季繼續上升,相信部署開售的新盤將會採取低於市價開售的銷售策略,以吸引買家。
