《大行報告》美銀證券料內地放鬆購房限制難以顯着提振需求 或令偏遠城市購買力轉至二線城市
美銀證券發表研究報告指,內地一手樓銷售仍然疲弱,上週內地47個城市新房銷量按周升2%,意味按年跌幅收窄至43%,較對上一週的按年跌幅44%輕微收窄。一線城市銷量跑贏,按年僅跌1.6%,二、三線城市銷量按年下降61%和31%。本月至今,新樓銷售量按年下降40%,較8月按年跌幅24%擴大,但下跌或部分受到中秋節影響,二手樓市場則繼續跑贏大市。 該行表示,內地在放寬房地產政策上有進展,並相信寬鬆政策或會持續。因此,該行認爲上週五(16日)行業股份捱沽是反應過度。從長遠來看,該行預計放鬆限購令不會在整體經濟疲弱的情況下顯着提振需求,然而,政策或將更多的購買力,從偏遠城市轉移到主要的二線城市。
